Architectural Committee Policy Regarding the Exterior Application of Steel Wainscot

When requested, the Architecture Committee will consider the approval of a variance to the CC&R’s for the use of steel-based products as an exterior wainscot on buildings within Pine Lakes Ranch. Installation of steel wainscot on any building within Pine Lakes Ranch or its additions is not authorized until such variance to the CC&R’s has been issued.
Approval of the variance will be based on the specifics of each application, with consideration of, but not limited to, the following criteria:
The need for a wainscot to protect the building’s exterior from damage caused by snow accumulating against it is valid.
The wainscot material must be suitable for application as wainscot, and must compliment the look of building’s exterior siding.
The color choice must be neutral and blend well with other siding and trim colors.
The wainscot material must be suitably trimmed with complimentary flashing and trim.
The wainscot application must not exceed 36” in height above ground level.
If requested, samples of the wainscot material, flashing and trim must be made available to members of the Pine Lakes Ranch Architectural Committee prior to final approval and issuance of a variance.
